Since 2007, at Zalus we have been promoting, designing and building spaces with a high architectural sense for the human activities of companies. Entering the 21st century, we understand buildings as entities that correlate people, communication technologies, flexible spaces and energy savings.

We act as a single point of coordination between the owner and the construction project. We are your on-site control team, combining technical and administrative skills, we visualize the building from your point of view.

In construction projects, the owner faces complex situations that require knowledge and experience that he does not always have. We help you, from the selection of the site to the architectural-engineering design and from the selection of the builders to the final delivery of the building with quality, on time and within budget and regulations.

Architectural design:

Our experience is mainly based on the coordination of building design.

From the analysis of building functionality and desired appearance requirements to contract and construction plans and specifications.

We and our consultants can develop complex bilingual (English-Spanish) projects, complying with Mexican and North American standards, codes and regulations.

  • Site selection.

  • Preliminary sketches and architectural concept.

Construction management:

We monitor all activities related to the construction process.

Quality control and budget are closely monitored through scheduled activities.

We coordinate the various contractors involved and, together with the owner, act as judge in all aspects:

  • Building permits applicable as required.

  • Administration in accordance with all contract documentation.

  • Coordination of continuous transfer of information between client and contractors.

  • Weekly construction meetings.

  • Progress reports according to schedule and budget.

  • Review of all aspects of the contractors' work.

  • Internal and external testing, inspection reports and code compliance.

  • Reception of all relevant documentation, insurance, bonds, guarantees.

  • Approval of change order requests

ARCHITECTS IN CONSTRUCTION
CONSTRUCCION EN PROCESO

Construction:

As a result of the combination of skills related to architectural design and construction management, we have assembled a construction team strongly focused on quality and time within budget.

Lump sum contract .

Price and time are fixed when the definition of the task to be performed is clear and when the assumed commercial risk is relatively low.

Changes to the contract occur only if the owner requests a change in the scope of the ongoing project.

Unit price contract.

Prices and times are adjusted when unforeseen circumstances result in an increase or decrease in the scope of construction not completed at the time of the circumstance.

Management contract.

This is a fixed fee that is an agreed percentage of labor and materials costs.
